We work 7 days a week. Many real estate companies employ their property managers for close to standard business hours only. We work 7 days a week and after hours, enabling us to show more potential tenants through your property and choose not the first, but the best tenant. We usually open properties several times for potential tenants, not just once a week. We vet prospective applicants on the phone, and then try to arrange personal inspections (where possible) with them. On behalf of the Landlord, we try to work quickly to grab hold of good tenants before they choose another property.
TENANT SELECTION INSPECTIONS
We check all applicants on the major 'black-list' tenant database, as well as having the ability to check for public record notification of applicants. We insist on a 100 point ID check for all applicants as well. We check with employer and landlord referees for EVERY adult over 18 who applies to live in a property. We also utilise aerial photographs of current residences of applicants, and often we search the internet for references to the applicant, their employment and 'other activities'. As has actually happened, some may meet all criteria and standard checks, but then a newspaper article on the web shows media articles on their past behaviour! We always contact the Landlord for their approval of the tenant and their situation before signing them into the property.
We inspect tenants in your investment property every 13 weeks, to see how they are treating your property (with no inspection charges like many agents), after which each landlord receives a PDF emailed copy of the complete inspections report, with photographs, including possible future maintenance items being highlighted. No more claims of the house is 'going fine' from a rental manager, when it may not even have been inspected as they were too busy! Many times we will forward you photos of problem areas of the house & /or its condition. We also sometimes change our property inspection times so a landlord can inspect the property with us.
CARE OF PROPERTY
We have arranged for all tenants to have access to pay by Credit cards, Bpay, Australia Post, Banks, over the phone and through the internet. No more excuses of 'The bank was closed', or 'Your office was shut' from tenants. Our software also has special SMS and email ability for our tenants who are overdue in payments (even for a few days) to receive 'gentle' notification, in addition to the time we take to talk to tenants on the telephone so they understand the need for timeliness in payments.

COMPUTERISED MANAGEMENT SYSTEM
For no extra charge we arrange two payments per month to Landlords, which greatly assists with mortgage payments.
PAYMENTS TO LANDLORDS
Some real estate companies publicise a base management fee as low as 6%, and then add on a myriad of other fees, some even charging a 'withdrawal fee' if you take your property away from them if you are not happy. Whilst we could offer you the same type of fee 'add-ons', we prefer to have an all-in fee which includes inspections, two monthly payments, end of year statement, etc. We are able to work out a competitive management package to suit your situation - without compromising on our service standards.
